Please note that sometimes those dates could be different if it’s windy. $50 Cleaning Fee will be added to all reservations with 6+ guest, Grill use & Game room use. LATE/EARLY DEPARTURE/EVICTION POLICY: No refunds for Late arrival, early departure and/or eviction in any circumstance. NO third-party bookings. The person who books must be the person who checks in first. An extra $250 cleaning fee will be applied for silly string, glitter, confetti, and water balloon trash. DAMAGE DEPOSIT: A $1,500 damage deposit can be applied if damage claims are filed by the host. Please note that you will not pay the deposit when you make the reservation. TRASH: Please bag all your trash and place it in the trash bins located on the side of the house. NOISE DISTURBANCES: City fines for noise after 10 pm start at $1,000. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If the noise continues you will be asked to vacate the property immediately without any refund. You will be held responsible for any citations issued. WEATHER CONDITIONS: We are located in the desert. Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, etc. We do not issue refunds due to weather conditions, rolling blackouts, air conditioning issues due to extreme temperatures, road closures, driver's abilities, or vehicle limitations. LIABILITY WAIVER: You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
